Real Estate

VLP's Real Estate Practice Group represents real estate owners, developers and investors in a broad array of transactions.

Acquisition and Disposition. We represent buyers and sellers in purchase and sale negotiations for commercial, residential, retail, industrial and unimproved sites throughout the United States, including in non-standard sale-leaseback, public/private and other transaction types.

Financing. We assist clients in construction and permanent real estate-secured and real estate-related equity and preferred equity/mezzanine financings.

Joint Ventures. We represent industry participants partnering with other entities in the development or acquisition of real estate projects.

Leasing. We handle matters ranging from routine commercial and retail leases, to large-scale industrial, mixed use and tax-driven leases.

Land-Use. We advise clients with respect to entitlement, zoning and land use issues under state and local regulations related to general plans, zoning, inclusionary housing requirements, environmental approvals, development and building permits.

Workouts. When projects are not performing, we advise clients on the opportunities and restrictions provided by applicable law and their project financing structure to help them negotiate as favorable a resolution as possible and to get projects restructured so as to maintain continuity of operations and achieve debt service coverage.
